The applicant is requesting to change the zoning classification from AU to RU-1-13 on a 9.47-acre portion of a 22.21-acre parcel and have the remaining 12.74 acres with the AU zoning classification. The applicant is proposing a BDP on the entire 22.21 acres limiting development to 22 single-family units. The subject parcel consists of a 22.21-acre flag lot, approved October 4, 2017, as an administrative action. The proposed RU-1-13 classification permits single-family residences on minimum 7,500 square foot lots, with minimum widths and depths of 75 feet, and a minimum house size of 1,300 square feet. The closest RU-1-13 to the subject parcel is 2.1 miles to the southwest on N. Courtenay Parkway.

The proposed BDP would limit the project density to 22 single-family dwelling units. According to the concept plan, the 22 lots would be an additional phase to the Island Forrest Preserve subdivision development adjacent to the west. However, the Board has no assurances of the breakdown and distribution of entitlements (ownership, acres, lot distribution, etc.) identified in the concept plan, since the proposed BDP does not contain similar provisions.
