Summary Explanation and Background:
The applicants are requesting a zoning change from General Use (GU) to Retail, Warehousing and Wholesale Commercial (BU-2) on a two (2) parcel, 2.30-acre property.
Both parcels are part of Canaveral Groves Subdivision, recorded in Survey Book 2, Page 58 on September 13, 1976. The current configuration of both parcels includes half of the adjacent road to the north as recorded in OR Book 1646, Page 130. The properties do not have direct access to a county-maintained road and remain undeveloped.
The Residential 4 (RES 4) Future Land Use (FLU) designation was established with the adoption of the Comprehensive Plan on September 8, 1988. GU is the original zoning classification assigned to the subject property as established by the adoption of the Brevard County Zoning Code on May 22, 1958. A companion Small-Scale Comprehensive Plan Amendment (SSCPA), 26SS00008, was submitted along with this rezoning request to amend the FLU from Residential 4 (RES 4) to Community Commercial (CC).
The requested BU-2 zoning permits retail, wholesale and warehousing commercial land uses. The applicants state they are requesting BU-2 to be consistent with the adjacent properties to the west and south along Grissom Parkway. The BU-2 classification is consistent with the proposed Community Commercial (CC) FLU designation.
