It is requested that the North Merritt Island Dependent Special District Board conduct a public hearing to consider a change of zoning classification from BU-1 (General Retail Commercial) to RA-2-4 (Single-Family Attached Residential).

Summary Explanation and Background:

The Applicant seeks to rezone from the existing designation of BU-1 (general retail commercial) to RA-2-4 (single-family attached residential), which would permit  single-family attached dwellings at 4 units per acre. The Applicant intends to develop 9 single-family townhomes.

 

North of the subject property are 2 parcels, one parcel is 1.36 acres, vacant with BU-1 zoning designation and the second parcel is 2.52 acres developed with a single-family residence with AU zoning designation. West of the subject property is 1 parcel located across N. Courtenay Pkwy. and is 3.09 acres developed with a single-family residence, and zoning designation BU-1.

 

The Board may wish to consider if the request is consistent and compatible with the surrounding area recognizing existing development trends.

 

The Planning and Zoning Board will consider the request on Monday, November 18, 2024, beginning at 3:00 p.m. The meeting will be held at the Brevard County Government Center, 2725 Judge Fran Jamieson Way, Commission Room, Viera, Florida.

 

The Board of County Commissioners will consider the request on Thursday, December 12, 2024, beginning at 5:00 p.m. The meeting will be held at the Brevard County Government Center, 2725 Judge Fran Jamieson Way, Commission Room, Viera, Florida.
