Summary Explanation and Background:
The applicant is seeking a change of zoning classification from GU (General Use) to RR-1 (Rural Residential) for the stated purposes of legitimizing an undersized parcel and subdividing the parcel into two lots to build two single-family homes. The parcel has the potential for four (4) parcels with RR-1 zoning (a subdivision plan would be required for three or more lots).

The subject property is an undersized GU zoned parcel of 4.89 acres. The parcel was subdivided into this size configuration on February 09, 1983, when the abutting 2.5-acre parcel to the east was split off per the warranty deed recorded in ORB 2412, Page 293. The parcel, as it is currently configured, does not meet the 5-acre minimum GU size requirement. Additionally, the parcel does not meet the criteria necessary to qualify as a nonconforming lot of record and is therefore considered a substandard lot.

The property meets the minimum lot width, depth, and size requirements for the proposed RR-1 zoning. The applicant has included a survey showing a proposed split of the parcel into two parcels, with the eastern parcel proposed as a Flag Lot. This survey is for illustrative purposes and is non-binding; it has not undergone review for land development regulation compliance.
