It is requested that the Board of County Commissioners conduct a public hearing to consider a change of zoning classification from AU (Agricultural Residential) to RR-1 (Rural Residential)

Summary Explanation and Background:

The applicants are requesting to rezone a 1.5 acre parcel from AU (Agricultural Residential) to RR-1 (Rural Residential) to have the zoning classification consistent with the parcel’s lot size.  The parcel was split from a 4-acre parent parcel into the current configuration on August 16, 2023. The split from the parent parcel made both lots that are substandard to the AU lot size requirements.

 

The proposed RR-1 zoning requires an area of not less than one acre, having a lot width of not less than 125 feet and a lot depth of not less than 125 feet.  The RR-1 classification permits horses, barns and horticulture as accessory uses to a single-family residence.  The minimum house size is 1,200 square feet. Keeping of horses and agricultural uses are accessory to a principal residence within the RR-1 zoning district.

 

North and West of the subject property are agricultural, zoned AU; South across Dairy Rd. is agricultural with AU zoning.  East is a single-family residence with RR-1 zoning.

 

The Board may wish to consider if the request is consistent and compatible with the surrounding area.

 

On September 16, 2024, the Planning and Zoning Board heard the request and unanimously recommended approval.
