It is requested that the North Merritt Island Dependent Special District Board conduct a public hearing to consider a zoning classification change from PIP (Planned Industrial Park) to SR (Suburban Residential).
End
Summary Explanation and Background:
The applicants are requesting a zoning change from PIP (Planned Industrial Park) to SR (Suburban Residential) on a 1.58-acre parcel. The subject property, 160 Grant Road, consists of unplatted land conveyed by warranty deed and recorded in Official Records Book 878, Page 288, on June 15, 1966. According to the Property Appraiser’s website, the existing single-family home was built in 1968.

The subject property was originally zoned Agricultural Residential (AU) as established by the adoption of the Brevard County Zoning Code on May 22, 1958. On May 6, 1999, the property was administratively rezoned to PIP under zoning action Z-10241h.

The applicants purchased the property on February 17, 2026, and would like to construct an accessory building. The current PIP zoning requires a side setback of fifty (50) feet, and a rear setback of twenty-five (25) feet. The applicants would prefer to utilize the required side and rear setback of ten (10) feet allowed in the SR zoning classification. This will also be consistent with the zoning and development standards on the properties to their west.
