It is requested that the Board of County Commissioners conduct a public hearing to consider a CUP (Conditional Use Permit) for Alcoholic Beverages for On-Premises Consumption in conjunction with a restaurant, in a PUD (Planned Unit Development) zoning classification.

Summary Explanation and Background:

The applicant is seeking a CUP for Alcoholic Beverages (beer & wine only) for on-premises consumption in conjunction with a restaurant in a 2,800 square foot unit located at 2348 Citadel Way, Unit 105, Viera, in a PUD zoning classification.

 

There are numerous restaurants in adjacent shopping centers that are also in the Central Viera PUD that are permitted to serve alcoholic beverages in conjunction with restaurants without requiring a CUP due to meeting code requirements for size and intensity of center, and two approved with a CUP in the plaza, to the north and south of the subject unit. No outdoor seating is proposed with this request.  Site plan provided shows there is adequate parking.

 

The Board may wish to consider the compatibility of the proposed CUP with surrounding development.

 

On January 13, 2020, the Planning and Zoning Board heard the request and unanimously recommended approval.
