Summary Explanation and Background:
The applicant requests a Small-Scale Comprehensive Plan Amendment (SSCPA) to change the Future Land Use Map (FLUM) from Agricultural (AGRIC) to Residential 1:2.5 (RES 1:2.5) on the 3.39-acre vacant subject lot to allow for rezoning and development of the property for personal agricultural pursuits. The requested AU zoning classification may be considered consistent with the proposed RES 1:2.5 FLU designation.
The subject property's current and original GU zoning classification does provide agricultural pursuits as a conditional use; however, the subject property does not meet the required minimum of a 5-acre lot size under such zoning. The applicant has submitted a companion rezoning application, 26Z00013, requesting a change of zoning from GU (General Use) to AU (Agricultural Residential).
On April 27, 2020, the property was put into its current configuration as recorded in ORB 8727, Pages 1071- 1072, of the Public Records of Brevard County, Florida.
The property to the north of the subject property is a vacant 1.02-acre lot; zoned GU and AGRIC FLU. South across Pine Needle Rd. is a 1-acre parcel developed with a manufactured home in 1999; zoned RRMH-1 with RES 1 FLU.
