Summary Explanation and Background:
The applicant is requesting a change of zoning classification from RU-1-7 (Single-family residential) to RU-1-11 (Single-family Residential) to develop a single-family residence. The subject property is 0.30 acres.
The area is established with older homes built prior to 1971. The Brevard County Comprehensive Plan was established in 1988 and designated the area as RES 4. RES 4 is not consistent with the existing RU-1-7 zoning classification, however, the RU-1-11 may be considered consistent with RES 4.
The adjacent property to the south is owned by the same owner; however, it is the subject of an application submitted by a different applicant who is requesting the same zoning classification under application 24Z000049.
North of the subject property is a 0.28 acre vacant lot with zoning classification RU-1-7. South of the subject property is a 0.45 acre vacant lot with zoning classification RU-1-7. The south property is currently being rezoned to RU-1-11 under application number 24Z00049 to be consistent with the RES 4 FLU. East of the subject property, across Orange Ave., is a single-family home built on a 0.17 acre lot and built in 1959 with zoning classification RU-1-7. West of the subject property is a 0.30 acre vacant lot with zoning classification RU-1-7.
The current RU-1-7 classification permits single family residences on minimum 5,000 square foot lots with minimum width of 50 feet and depth of 100 feet. The minimum house size is 700 square feet.
The proposed RU-1-11 classification permits single family residences on a minimum 7,500 square foot lot, with a minimum width and depth of 75 feet. The minimum house size is 1,100 square feet. RU-1-11 does not permit horses, barns or horticulture.
The Board may wish to consider if the request is consistent and compatible with the surrounding area.
On November 18, 2024, the Planning and Zoning Board heard the request and unanimously recommended approval.
