In accordance with Section 62-2841(i) and Section 62-2844, it is requested that the Board of County Commissioners grant final plat approval and authorize the Chairman to sign the final plat for Pineda Village at Lake Andrew.

Summary Explanation and Background:

There are three stages of review for subdivision plan approval: the pre-application conference, the preliminary plat/final engineering plan review, and the final plat review. The pre-application conference for the above project was held on September 1, 2023. The preliminary plat and final engineering plans, which is the second stage of approval, were approved on October 30, 2024. The third stage of review is final plat approval for recordation. A certificate of completion shall be issued by the county manager or his designee when the construction of infrastructure improvements is completed in conformity with the design contained in the approved construction plans and specifications. Upon compliance with the required certifications, such final plat shall be entitled to be recorded

Staff has reviewed the final plat for the Pineda Village at Lake Andrew non-residential subdivision and has determined that it complies with the applicable ordinances.

Pineda Village at Lake Andrew is located in Viera west of I-95, north of Pineda Cswy, east of Lake Andrew Dr. on the northeast corner of that intersection. This subdivision consists of 5 lots for nonresidential development and two tracts for stormwater management. The total area of this subdivision is 18.57 acres. Potable water will be provided by the City of Cocoa. Sanitary sewer service will be provided by Brevard County. No roadways are being dedicated within this subdivision plat.

This approval is subject to minor engineering changes as applicable. Board approval of this project does not relieve the developer from obtaining all other necessary jurisdictional permits.
