In accordance with Section 62-2841(i), it is requested that the Board of County Commissioners grant final plat approval and authorize the Chair to sign the final plat for Aripeka at Viera - Phase 2.

Summary Explanation and Background:
There are three stages of review for subdivision plan approval: the pre-application conference, the preliminary plat/final engineering plan review, and the final plat review. The pre-application
conference for the above project was held on June 4, 2020. The preliminary plat and final engineering plans, which is the second stage of approval, was approved on July 9, 2021. The third stage of review is the final plat approval for recordation.

This plat was previously approved by the Board at the January 25, 2022 meeting with a performance bond and contract for guarantee of the completion of the infrastructure improvements. Prior to recordation, the performance bond and contract were updated and re-approved at the March 22, 2022 meeting. The updated plat now includes additional dedications that were not previously approved by the Board and exceed the exception granted for minor engineering changes.

Staff has reviewed the final plat and contract for the Aripeka at Viera - Phase 2 subdivision, and has determined that it is in compliance with the applicable ordinances.

Aripeka at Viera - Phase 2 is located within the Viera DRI, east of the intersection at Lake Andrew Drive and Cuddington Drive. The proposed subdivision contains 51 lots on 41.73 acres.

This approval is subject to minor engineering changes as applicable. Board approval of this project does not relieve the developer from obtaining all other necessary jurisdictional permits.
